The Real Cost of Smart Home Automation in Spain: A Transparent Price Guide

One of the most common questions we hear from property owners across the Costa del Sol is: "How much does smart home automation actually cost?"

The honest answer is: it depends. But "it depends" is not useful to someone planning a budget. This guide breaks down realistic costs for different types of projects — without the inflated figures that some companies use to set expectations, and without the misleadingly low numbers that lead to nasty surprises.

We work with KNX, Fibaro, Loxone, HDL, ABB HOME, Shelly, and Tuya. Every figure below is based on real projects we have completed on the Costa del Sol.

What Affects the Price?

Before the numbers, it helps to understand the key factors that drive smart home installation costs:

  • New build vs retrofit — New construction is significantly cheaper. Running cable during construction costs a fraction of what it costs to retrofit through finished walls.
  • Property size — A 200m² villa and a 600m² villa have very different requirements.
  • System complexity — Basic lighting control vs full integration of lighting, HVAC, security, audio-video, pool, and irrigation.
  • System choice — KNX and Loxone are wired systems with higher hardware and programming costs. Fibaro and Shelly are wireless with lower installation costs.
  • Number of controllable points — Each light circuit, blind motor, thermostat zone, and sensor adds to the cost.

Budget Tier: €5,000 – €20,000 (Shelly / Tuya)

Best for: Apartment or smaller villa, basic automation, DIY-friendly systems

At this level, you can automate:

  • All lighting (on/off, dimming)
  • Roller shutters and blinds
  • Basic security: sensors, cameras, smart alarm
  • Remote access via smartphone app
  • Smart plugs and energy monitoring

Shelly devices are European-made, reliable, and integrate well with Home Assistant for more advanced control. At the lower end of this range, this is genuine value. Limitations: less seamless experience, more DIY setup involved, limited luxury finish.

Mid-Range Tier: €15,000 – €60,000 (Fibaro)

Best for: Furnished existing villa, holiday home, retrofit without major disruption

Fibaro installs inside existing switch boxes without new cables. A typical Costa del Sol villa of 250–400m² with Fibaro automation covering lighting, blinds, climate, security, and flood protection would typically cost:

  • 250m² villa, full automation: €18,000 – €28,000
  • 350m² villa, full automation + security: €28,000 – €45,000
  • 500m² villa, comprehensive integration: €45,000 – €65,000

These prices include hardware, installation, programming, app configuration, and a training session. Annual maintenance is typically €800–1,500 per year.

Premium Tier: €40,000 – €200,000+ (KNX / Loxone)

Best for: New builds, major renovations, villas over 400m², clients who want the best and expect it to last 25+ years

KNX is the gold standard of building automation. It requires dedicated bus cable running to every switch, sensor, and actuator — meaning it must be planned during construction or a major renovation.

  • 300m² new build, KNX lighting + blinds + HVAC: €40,000 – €65,000
  • 500m² villa, full KNX integration (lighting, blinds, HVAC, security, AV, pool): €80,000 – €130,000
  • 700m²+ luxury villa, full KNX with cinema room, custom interfaces, Savant/Control4 AV: €130,000 – €250,000+

Loxone is slightly less expensive than KNX for comparable installations, particularly for new builds with energy management priorities (solar, battery storage, EV charging).

What's Typically NOT Included in Basic Quotes

Always check whether a quote includes:

  • Electrical panel upgrades (often required)
  • Cable infrastructure (in retrofit projects)
  • Network/WiFi infrastructure improvements
  • AV system integration
  • Garden/irrigation/pool automation
  • Annual maintenance contract
  • Remote support

A quote that looks cheap but excludes all of the above can end up 40–60% more expensive than a comprehensive quote that includes everything.
